Home Design Trends for 2016

Looking to redecorate your home for 2016? Spruce things up with some of the best home design trends for the New Year! Below are five interior-inspired ideas every homeowner should try:

Art Deco. Bold patterns and geometric shapes are making a huge comeback this year. Try an art deco-inspired bathroom by making a statement with your paint design or in the kitchen with gold light fixtures.

Wool Rugs. Create an outdoorsy vibe with the number one texture of the year: wool! Opt for a neutral hue for a soft accent along with bolder, more dramatic statements, like a chocolate brown upholstered chair.

Artisan Accents. Accent pieces from flea markets or your travels make for unique home decor items. Not only do they enrich your home, but they also tell stories of history and of your experiences. So visit your local antique shop or rummage through your collectable items to see how you can redecorate your space.

Pendants. Gold or colorful pendants make for elegant additions to any kitchen or dining room. Be sure to save on electricity by choosing LED lights - and don’t be afraid to mix and match with the rest of your living space. After all, mixing and matching is still a popular style for many homes!

Mixed Metallics. From copper to gold and steel, there are many types of metals you can mix together. Making a room sparkle is a trend that we’ve seen for quite some time, and it continues to be a popular choice for interior designers! One of the main reasons being that it helps to illuminate your home.

Signs You Found Your Dream Home

Think you found your dream home? You might expect a lightbulb to go off the moment you walk into a home, but that’s not always the case. A home could be perfect for you and include all the features you need, but you might still be unsure. Below are four sure signs you shouldn't hesitate to sign the dotted line:

You've slept on it
Although you might be worried that someone could come and sweep up your dream home any moment, the first sign that shows you found your dream home is that you wake up the next morning still feeling just as exciting as you did the day before. There’s nothing wrong with sleeping on an idea, especially being one of the most important decisions you will make in your life. If you still feel the same way the next day, you’ll know the answer.

You envision furniture arrangement
So you’ve left a showing and now you can’t stop thinking about how to arrange your couch, dining room table, and even your smaller home accessories. If you can envision all your necessities in a home, it’s probably the right choice, especially if everything else falls into place too (the budget, size, amenities, etc.).

It fits your basic needs
Sometimes you find a beautiful home, but it doesn’t fit your basic needs. However, if you do find a home that fits you needs or has the potential to do so, then you can guarantee that purchasing it means you’re making a wise investment. So consider the size of your family, your budget, and other special needs that you may need before making a final decision.

You start planning
Already packing boxes? If you love a home so much that you’re eager to go ahead with the move, chances are it’s your dream home. This also means you’re thinking about the smaller details, like wall colors and storage solutions.

Looking for the dream home you’ve been waiting for? Come visit the luxurious townhomes and duplexes at Copper Square! We work with you to find a home that best fits a list of your basic needs and desires. Our Models, Design Studio & Sales Center are now open. Secrets to Saving Money

Everyone knows that large investments, like buying a home, requires some savings to cover closing costs, down payments, and other expenses. However, with today's low down payment loan options, the actual amount of savings required for a new home purchase may be much lower than you think.

Now that we’ve entered 2016, you might be finding new ways to put away more earnings. If saving money is your New Year’s resolution, here are a few secrets that can help you fatten your wallet more quickly and buy the home you love:

Create a plan.
One of the best ways to save money is to have a financial plan to avoid unnecessary expenses. This includes having a schedule for payments and managing costs. Make a note of what your monthly budget is and how you plan to spend it. And don’t forget to always keep an eye on your credit as well as your investments.

Establish a “no spending day”.
It’s easy to lose track of how much you spend on a daily basis - lunch, groceries, transportation, and more. So challenge yourself by choosing one day a week to keep your wallet in your pocket and have a “no spending day”. Be sure to mark your calendar and keep this day consistent!

Start a monthly budget.
Setting a budget for yourself can lead you one step closer to your goal of investing in a home. To be successful in creating a budget, be sure to define your priorities in regards to spending. Set aside at least 10 percent of your savings and use the remaining towards food, clothing, and other necessities.

Have you been saving money and are ready to buy your first home? Why not check out the luxurious townhomes at Copper Square? We are in the heart of a growing community that includes urban convenience and New England charm. While you’re in the area, be sure to check out some of the area’s hottest spots!

New Year's Resolution: Buy Your Dream Home

2016 is right around the corner, which has us thinking about New Year’s resolutions. Is buying a home one of your goals for the new calendar year?

Before you sign the dotted line on a new home, here are a few steps to help you learn more about the buying process:

Getting pre-approved for a loan

When you feast your eyes on the home of your dreams, one of the first essential steps to take is to get pre-approved for a loan. This will help you set your maximum budget and will allow you to answer the question, “Can I afford this home?”

Learn about monthly costs
While we’re on the subject of home loans, it’s also important to learn about monthly loan payments. Loans come along with interest rates that you will need to keep in mind as you continue to budget for your future home.

Know the benefits of ownership
If you’ve been renting for some time and are ready to invest in a home, it’s a smart idea to educate yourself about the benefits of owning a home. For example, unlike renters, homeowners can build equity. Essentially, building equity means increasing the net value of your asset. To learn more about the benefits of home ownership, click here

How To Prep Your Home For Holiday Guests

Are you hosting a holiday gathering this year? Soon enough, guests will be knocking at your door so be sure you’ve got everything you need to make your house guests feel right at home! We know you probably have a laundry list of tasks to complete before the holidays, so we’ve put together a checklist to make prepping your home easy:

1. Tidy up the bathroom - The last thing you want is for your guests to walk into a messy bathroom. That being said, dust off countertops and polish those mirrors! If your guests are staying overnight, be sure to add extra linens, toiletries, and scrub down the shower to make them feel like they’re guests at a five start hotel.

2. Clear clutter at the front door - First impressions say a lot about your home, so clear the clutter at the entryway. Not only will your home appear cleaner and larger, but it will also allow more space for your guests to hang up their coats and stack their shoes.

3. Jot down household instructions - If your friends and family are staying a while, make them feel comfortable in the home by jotting down a few essential instructions they can follow if you run out of the house for a while. For example, let them know how to work the oven, washer/dryer, and how to lock the doors or garage if necessary. Do you have pets at home? Let them know how they can help out.

4. Put a few extras near the bedside - For those who plan to stay over for the holidays, make them feel extra cozy by placing books and magazines near the bedside. Also, an extra lamp might be a bright idea if they prefer to sleep with a little more light. A tall glass of water and extra blankets will also make them feel like they’re snug in their own beds!

We hope these tips help you prepare for guests arriving next week!

5 Neighborhood Features That Boost Value

Location, location, location. We can’t think of a more essential factor when it comes to boosting your home’s value. Whether it be proximity to restaurants and shopping or quality of the nearest education system, the location of your home says a lot about its worth.

Below is a list of ideal neighborhood qualities that can boost a home’s value (and tells you that you’ve found the right place):

Walkability
It’s one thing to be within a quick driving distance to restaurants, grocery stores, and schools, but it’s another thing to be within a short walking distance. That being said, you want a home that has urban convenience so that all of your needs are close within reach.

Historic Charm
Although urban living can be accommodating, how much better would it be to live in a home that is close enough to local shops but also has a taste of historic charm. For example, there are several cities in the New England area that offer city living but also that classic neighborhood charm. In this case, your home’s value tends to increase because such charm is hard to replicate.

Amenities & Entertainment
Wouldn’t you love a home with an outdoor pool, fitness center, screening room, and walking trails? We know we would! When you live in a facility that offers the convenience of in house amenities and entertainment, you’ve given a wide variety of things to do that not only peak interest, but will also inevitably boost the value of your home.

Schools
Naturally, a neighborhood that is located in an excellent school district will instantly boost value. Why? Because families want their children to grow in a community that offers the finest education to provide them with the best possible future.

When you visit Copper Square in Bethel CT, you can have it all: New England charm, urban convenience, entertainment, excellent schools, and more! Tips for Moving in Together

Are you and your sweetheart ready to take your relationship to the next level? If you’ve talked about moving in together, you’re probably wondering how you can make the transition as smooth as can be. Below are a few guidelines to consider before finding your first home together:

Redecorate Together. Have your “his and hers” trinkets, but decorate the home to make it custom to both of your tastes. If he prefers modern, but she likes the traditional feel of a home, then come to a compromise. And when the holidays arrive, share both of your favorite traditional decorations!

Divide & Conquer. When it comes to household chores, you might bicker over who does what. No need for that! Come to an understanding of who will take care of which chore and take turns to make things fair. For example, if she’s the mathematician and he’s the chef, let her take care of the bills while he cooks dinner.

Tackle Finances. Ease the tension of living together by making a list of what is financially important to you and share that list with your partner. The more you two can come to an understanding of what you are willing to give up and what you are not, the easier the transition will be.

Get Outside Together. Taking time to get out together and explore your new neighborhood is an effective tactic to help making the process of moving in together more seamless, especially when you’re new to living in the same place together. Whether you go out together for Happy Hour or plan a Friday night movie date, keep the relationship exciting by scheduling days and nights out together.

If you live in Connecticut or are thinking about relocating there with your sweetheart, be sure to check out Bethel, Danbury, and the surrounding areas! With urban convenience and New England charm, you and your significant other will fall in love with the atmosphere are never-ending list of activities.

Safe Decorating Tips for the Holidays

As the holidays approach, we bet you’re thinking about how to decorate your home for the season. Although decorations can be beautiful to look at, they can also be dangerous if you’re not careful. That being said, here are a few tips to consider when arranging your home for the holidays:

Choose the right tree - First rule of buying a holiday tree is to conduct the “three-part stress test”. This means the tree should have needles that do not snap off, a truck that is sticky with resin, and strong limbs.

Set a Timer - According to the NFPA, Christmas trees are a major source of fuel in a fire. That being said, it’s important to be careful when it comes to tree lights. Be sure to turn off the lights before sleeping or when you leave the home. Better yet, set a timer to automatically control the lights so you don’t accidentally forget.

Lose the nails - For all your wall decor, including lights and wreaths, skip the nails and tacks. Instead, choose hooks and string to hold them in place.

Be strategic with candles - Keep candles away from furniture and window treatments. And if you have any plug-in lanterns, be sure to keep them on timers as well. In addition, place each burning candle at least three inches apart from each other to ensure they don’t melt each other.

Tips for an Easy Thanksgiving Clean Up

Hosting a Thanksgiving feast this year? If cleaning and cooking has you feeling anxious, take a deep breath (and then another one). Below, we’ve put together a few quick and simple cleaning tips to help you prep for the best holiday yet:

Be proactive - When you start scrambling around trying to prepare for the big meal, the kitchen can get a bit messy. It can help to go around the entire kitchen prior to cooking and remove all the clutter and stains ahead of time (especially your open and stovetop)!

Organize the fridge - Stocking the fridge around Thanksgiving can seem daunting, so toss out old produce and other foods you haven’t touched in awhile. Chances are you won’t eat it, and let’s face it - you could certainly use the extra space!

Don’t procrastinate - Cooking a Thanksgiving feast can be especially time consuming, so don’t wait until the last minute to prepare your dinner and your dessert. Work a day or two ahead to make dinner rolls or even start preparing the gravy. By the time Thursday rolls around, you’ll have more time to greet guests and focus on the more essential details!

Use disposable containers - If your family and friends are planning to bring over a dish, ask them to use disposable containers. That way, you won’t have to worry about scraping out extra dishes and you can significantly cut back on cleaning time.

Why Buy When Interest Rates Are Low

We’ve nearly reached 2016 and interest rates are still low. Does that mean you should invest in a new property? The short answer is yes. But there’s more to it than that, and here’s why:

Mortgage rates are down.
When interest rates are low, it’s a perfect time to invest in real estate, especially if you’re a first time homebuyer. Although you will need to do a bit of financial planning and savings, when rates are low on a 30-year mortgage, you can enjoy the benefits the low interest rate conditions.

Loan payments are lower.
Income plays role in how much money you will be able to borrow, but so does interest rates. And the lower the interest rates, the less expensive your monthly payments will be.

Afford the home you want.
Taking advantage of lower interest rates now means you can afford that home you’ve always wanted. In missing this window of opportunity, you might not be able to afford that home anymore, as even the lowest rise in interest rates could mean higher loan payments.

More money for other investments.
If you buy when interest rates are low, you’re likely to have more money towards other investments. For example, save up for buying a car, or work towards paying off grad school loans or any credit card debt.

What are you waiting for? With low interest rates, your dream home is closer within reach! If you live in Connecticut and are looking for your first or forever home, come see what Copper Square has to offer. We have luxurious townhomes and duplexes available and offer a mix of New England charm and urban convenience.

Our Models, Design Studio & Sales Center are now open. Call today at (203)778-4800 or visit our website for more information.

When Should You Become a Homebuyer?

To rent or buy? The decision to become a homeowner is one of the most significant financial decisions you will make, so it’s important to know when the time is right. Although there are several factors involved in buying a home, below are three major signs you should take the leap:

You’ve worked out the finances. Buying a home is a big investment, so working out the numbers is the first step you want to take. Knowing how much money you bring home monthly, figuring out a budget for your down payment, and understanding mortgage will bring you one step closer to being ready. It also helps to learn the difference between how much you will pay a month for rent vs. for a new home and which best suits your financial needs. For example, did you know that U.S. renters pay 30 percent more of their monthly income on rent than homeowners pay on mortgages? Once you figure out what you can pay for, you can take the next step.

You’ve found “the one”. After you’ve figured out the finances, you can start searching for your new home. Upon looking for a home, you might stumble upon “the one”, which encompasses everything you wish for. You know you’ve found the home for you when it becomes all you think about. If this is the case, then you might want to consider making the investment.

You’re looking to settle down. Settling down is a big sign that you should become a homeowner. Whether that means you plan on living in one location for a couple of years or you plan on starting a family sometime soon, it will probably benefit you to invest in real estate. Wanting to settle down also means you are ready to take care of a home, which comes along with the excitement of decorating and changing it to meet your needs.

Are you thinking about making the big move from renting to buying? If so, why not check out Copper Square? We are located in a growing community in the heart of Connecticut!  Come see our luxurious townhomes and duplexes and take a peek inside our amenities! • The world's largest maritime museum, The Museum of America and the Sea, is in the village of Mystic.

  • Established in 1764 was “The Hartford Courant”, which is the oldest published newspaper in the U.S.

  • The first public art museum was established in Connecticut in 1842.

  • In 1877, the first telephone exchange occurred in Bridgeport, Connecticut.

  • The first traces of copper were discovered in Simsbury back in 1705.

  • The first U.S. medical diploma was granted in 1729 by Yale University.

  •  Foxwoods Resort Casino is the second largest casino in the U.S. And it’s in Mashantucket, Connecticut.

Why You Should Buy a Home

If you’re a first time homebuyer, chances are you have friends and family encouraging you to buy a home. Regardless, you might still be on the fence between buying and renting. Don't panic, we're here to help! Below a few reasons why you should take the leap and invest in your very own home:

Ownership. Pride of ownership is the number one reason you should buy a home. There’s a feeling of comfort and security you get when a home belongs to you that you can’t get when you move in and out of rentals.

Freedom of design. When you rent a home, it’s not always easy to decorate the way you’d like. But when you invest in a home, you have the freedom to make the space your own. And one of the advantages here is that you can choose what will make your home the best investment in the long run.

Deduct property taxes. Another advantage to owning a home is receiving tax breaks. Unlike renters, property owners can enjoy a deduction of home-related expenses. This includes reductions for house payment and home loans.

Increase privacy. Knowing that you can retreat to your own private space is another benefit of buying a home. With renting comes more shared space, but when you invest in your own home, you can have peace of mind knowing that you have a private place to retreat to at the end of the day.

10 Fun Ways to Decorate Your Home for Halloween

Halloween weekend is just a week away! Create a BOO-tiful and festive home for the holiday with these 10 fun decor ideas:

Candlesticks. Light up the night with candlesticks set in a black candelabrum, which makes for a sophisticated dining room centerpiece.

Spiderwebs. Authentic-looking cobwebs can come easy when you hot-glue them over small decor pieces that sit on your fireplace mantle or shelf.

Pumpkins. Go traditional by laying out pumpkins throughout the home. Whether on your front stoop, on your kitchen counter, or in the center of your kitchen table, pumpkins are an obvious sign that Halloween is just around the corner!

Glowing Lights. When it gets dark outside, light up your home by setting up a few glowing lights at your front door. This can be glow-in-the-dark balloons, LED lights, or solar light planters.

Floral Centerpiece. Change up your regular table centerpiece for a beautiful, yet shockingly creative arrangement instead. An orange bouquet or an ivory one crawling with creepy spiders will certainly set the vibe for this year’s Hallow's Eve.

Wreath. Share your Halloween spirit with your community by hanging a festive wreath on your front door. Choose one that lights up or is shaped like a crescent moon - you’ll receive plenty of compliments!

Silhouette Lampshade. Set the ambiance for Halloween by switching up your lampshade with a more festive option! A white shade with silhouettes of bats or black cats not only symbolizes Halloween but also creates contrast.

Garland. Hanging garland is perfect for parties or if you want to add lots of color. From ghosts to witches to pumpkins, there are plenty of themes from which to choose!

Ornaments. Do you have a tall house plant? Decorate it by hanging Hallows Eve-inspired ornaments to represent this spooky holiday.

Candy Jars. Surprise your guests to a sweet treat by making your decor edible. Set out a clear glass jar fill with candy corns or orange-colored jelly beans!
