Why You Should Invest Now

Thinking about investing in a new home? There’s no better time than now! Thanks to a boost in economic movement, 2015 is expected to be the best year to put your money into ownership. Here are three reasons why:

1. Low interest rates. Lucky for investors, interest rates have dropped once again and should remain low through the rest of the year! So, if you want to jump on the homebuying bandwagon, now is your chance, especially since it’s nearly impossible to predict if rates will rise in 2016.

2. Low down payments for mortgages. In light of other great news, down payments for conventional mortgages have recently returned to 3 percent (from 5 percent). This means you can save more money that will help you purchase a home sooner rather than later!

3. Rent isn’t cheap. If you’re on the fence about buying and are thinking about renting, you should know that rent isn’t getting cheaper. In fact, landlords are increasing rental rates every year. And what this means is that you might start spending more money in your pocket than you even started out with! With that being said, investing in a new home might actually be cheaper in the long run.

So should you invest in a new home now? The answer is yes! With low interest rates, low down payments for mortgages, and high rent, there are plenty of reasons to consider buying your dream home now!

If you’re past the decision-making process and are ready to find your future home, why not check out Copper Square? What is a Mortgage and How Does it Work?

If you’re a first-time homebuyer, you might be wondering what a mortgage is and how it works. Believe it or not, mortgages didn’t exist before the 1930’s. In fact, if you wanted to buy a home, you needed enough cash in your pocket (or in the bank) to purchase the house of your dreams. But now real estate is different. And thanks to mortgages, families can reach the American dream of having a place to call home. So if you’re looking to buy your own place with a little help of what we call a mortgage, here’s what you’ll need to know:

What is a mortgage? A mortgage is essentially a loan where the bank or mortgage lender loans you a chunk of money, which you must pay back over a period of time.

How does it work? For quite some time, the only mortgage available was known as a fixed-interest rate loan, which was repaid over 30 years. This type of loan offers the opportunity to pay stable and relatively low monthly payments. However, in the 1980s, ARMs (adjustable rate mortgages) became available, allowing you to pay even lower initial interest rates that ‘reset’ each year.

What happens if I don’t pay back my loan? If you fail to pay back your loan, the lender has authority to take your home. This process is known as foreclosure. A few years back, many foreclosures occurred because lenders began offering ‘creative’ ARMs with even shorter reset periods, allowing unqualified borrowers to believe they could afford to pay off the loan.

So if there is anything to be learned from these experiences, it’s that you should be aware of your finances and what a mortgage entails. To learn more about how mortgages work, click here.

Why Buy a Townhouse?

When it’s time to buy a new home, one of the biggest decisions you can make is deciding between townhouses, single-family homes, or condos. There’s many factors to consider, but don’t get overwhelmed. We’ve highlighted the perks of buying a townhouse to help make your choice an easier one!

Low Maintenance.
Want a yard without a large upkeep? Townhouses are designed to feel like a home, but require low maintenance. In addition, many feature amenities such as pools, playgrounds, and clubhouses. It’s a great way to gather with family and neighbors in your community without worrying about cleaning and repairing.

Personal Space.
Access your townhouse through your own private entrance without interference of other residents. Unlike condominiums, townhomes hold more privacy for owners, but you’re still close enough to get together any time of day. Speaking of having your own space, many townhouses offer personal parking spaces or garages for luxury and convenience.

A Happy Medium.
Townhouses are a happy medium between condominiums and single-family homes, making it a desirable choice for buyers - especially singles, young families, and empty nesters. If you’re searching for a perfect balance between the privacy of a single-family home and the low upkeep of a condo, look no further than a townhome!

If you’ve already figured out that a townhouse is the right fit for you, take a moment to check out Copper Square. This maintenance-free living community consists of townhomes and amenities that homeowners can enjoy. Dive into the luxury of owning your own home and let someone else take care of the yard!

5 Stress-Free Moving Tips

Moving is a stressful experience that everyone talks about, so it’s important to prepare before it becomes overwhelming. Making the transition from one home to another is a major change, but luckily there are things you can do to make it easier for yourself.

Here’s 5 stress-free moving tips to use now:

Take your time. Make sure to give yourself plenty of time to organize and complete your to-do list. Create a full checklist to simplify the process of packing and unpacking. Don’t leave everything to the last minute! The earlier you start, the better.

Be flexible.
It’s important to prepare for potential obstacles and understand that not everything is promised to be smooth sailing. Keep stress levels down by having a backup plan and a list of things to do as soon as possible to give yourself breathing room.

Create a document box.
Afraid of losing important documents? From insurance papers and passports, it’s a good idea to keep your files secure. Place them somewhere you will not lose them and create electronic copies by scanning them to your computer.

Pack a moving day survival kit. Prepare before your actual moving date. Pack all the essential items that will help your family get through the long day. Consider bringing toiletries, trash bags, and phone chargers.

Visit your new area. If you’re moving to an unfamiliar location, visit the town and walk around to get comfortable with your surroundings. This can help make the process less overwhelming - not to mention make you feel more settled in your new neighborhood!

Copper Square is here to help make the process of moving as seamless as possible. 5 Advantages of Buying vs. Renting

Like many first-time home buyers, you may be having some reservations. Listening to the thoughts of your family and friends can be overwhelming - is buying a home the right move for you? Take a deep breath - we're here to help. The more you know about the advantages to owning your own home, the more comfortable you'll probably feel about making the big decision!

Here’s 5 advantages of buying vs. renting:
Build Equity. Mortgage is a word not many people like hearing. But paying a mortgage means you can increase your degree of ownership in your home with each payment.

Submit more tax deductions.
As a homeowner, you can deduct your mortgage interest and property taxes - one bonus renters don’t get! And those who work from home may be eligible for deductions from their home office and portions of utilities.

Have creative control.
Want to change up the lighting in your home or add new appliances? Maybe you prefer a bold new wall color. When a house is yours, you have the ability to customize it to your liking.

Maintenance Choices. Another great advantage to owning a home is that you get to decide whether you want to pick your own contractor or tackle the maintenance yourself. Renters don’t have the same luxury as they need to answer to their landlords.

Pride of ownership.
Looking for the traditional American Dream? It’s not for everyone, but there’s something special about having your own home - you can call it your own.

Now that you’re ready to purchase your very own place, call Copper Square today so we can help you find the perfect place to call home.We offer luxurious townhomes to suite your personal lifestyle. 4 Quick Tips to Buying a Home this Spring

With spring in bloom, you may be asking yourself, "Is now a good time to buy a home?" There is good news - according to the National Association of REALTORS, most homeowners sell their homes between the months of April and July. Before you dive into house hunting, it’s important to do a little planning.

Here are 4 quick tips on fine-tuning your wish list so that you can start looking now!

Set the budget. Don't look for something astronomical. Rule of thumb is to “keep your mortgage payment to 25% of your monthly take-home pay”. Maintenance and repair costs can add up quickly, so keep that in mind.

Make a list of features. What is on your must-have list? Jot down the home-features that will be a good investment down the road. Remember that you may not be able to get everything on your wish list - priority is key.

Location. What neighborhoods are you fond of? Zone in on the type of living environment you can envision yourself in. Once you’ve narrowed down your search, hunting for a house will be a bit easier.

Visit open houses.
Make sure you are happy with what you may be purchasing. Open houses are a great opportunity to see if your wish list lines up with your budget. You need to be content with your purchase while staying realistic.

If you’re looking for a new home this season, take a moment to check out Copper Square. With our state of the art amenities, incomparable location, options for every budget, and maintenance free living - we offer a luxurious and convenient lifestyle.

A Seamless Transition to Living with a Sweetheart

Looking for that first place to call home with your significant other? There may be some challenges that you will face during this transition, but facing them head-on can make for a seamless transition. Here are a few tips that can make the both of you happier in the long run.

Copper Square, Young Couple Buying Home

Lay out your expectations. Understanding each other’s daily routines and lifestyle norms can ease the transition of living with your significant other. It’s important to be vocal about what you’re willing to give up and what you simply can’t live without. When you know what to expect from each other, you will know how to accommodate both of your needs.

Make Compromises. Now that you've laid out your expectations, you will need to make compromises. If you’ve lived on your own for a while, you’re going to have to make a sacrifice–even little ones can make a big difference. Making accommodations isn’t necessarily a bad thing. In fact, it’s one of the most successful ways to seamlessly transition into your new living situation.

Communicate. You've heard it said 100 times. “Communication is key.” This couldn’t be truer when it comes to living with your sweetheart. Knowing how to support each other during stressful times is essential to creating a stress-free home. Sometimes one small gesture is all it takes.

Embrace each other’s habits. Especially the quirky ones. A daily habit like tucking in the corners of the bed sheets may make you roll your eyes, but having a neat looking bed to come home to after a long day can be a perk of living together. If you both find yourselves binging on TV shows, try finding a new one to watch together.

Maintain a balanced lifestyle. Maintaining a balance between your life as a couple and your individual life is crucial advice for living with your sweetheart. Respecting your relationships with others as well as your romantic relationship is a challenging commitment, but a rewarding one.

If you've already talked it out and agree that now is the perfect time to move in together, why not consider Copper Square? Our Models, Design Studio & Sales Center are now open. Call today at (203)778-4800 or visit our website for more information.

Building Vs. Buying Your Home: And the Happy In-Between

While the larger portion of the real estate market is comprised of people who choose to buy existing homes, there is still that decent percentage that would prefer to build their own home. Are you one of them?

From the ability to custom-fit your design wants and needs to the peace of mind from knowing there are no hidden secrets in its construction, there are a handful of reasons home buyers choose to go this route.

The downside? You typically need to dish out a larger sum of money to complete your custom-built dream home. This major price difference is, in large part, due to the inability to tightly control costs on built-from-scratch homes.

Planned communities, however, can offer the perfect in-between. They allow you to choose from limited customization at a cost more in-line with an existing home purchase. Such options are made available to you in our design studio, where you can actually view the model parts you will be purchasing.

With that being said, do you believe that building, buying, or that happy in-between best suits you? Share your thoughts with Copper Square on our Facebook page.

Planning for Your New Home Purchase: Finances & All

If you're in the market for a new home, the best place to start is your finances. Understanding where you are from a financial standpoint will directly relate to the kind of home you can afford and should be looking for.

Copper Square, Mortgage

Review your credit reports. The first question you should be asking yourself is "What is my credit score?" If you notice any errors or red flags on your credit report, get those patched up. A bank or lender can also tell you your score.

Boost your score. Just a few consecutive months paying every bill on time and repaying as much debt as possible can improve your score. Requesting an increased credit limit - but not using up that credit - can also help.

Start with a pre-approval. Your best bet is saving the house hunt for after you talk to a mortgage lender about pre-approval. They can then provide you with a pre-approval letter that allows sellers to confirm you are financially stable enough for a purchase.

Don't put your purchase in jeopardy. Don't go shopping for new appliances and furniture the minute you sign the dotted line. Lenders typically check your credit one last time to make sure your situation has not changed. To avoid confusion, hold off until all is set in stone to buy the "extras."

Now that your finances are all straightened out, are you ready to take an inside peak at what Copper Square has to offer? Visit our gallery »
