Planning for Your New Home Purchase: Finances & All

If you're in the market for a new home, the best place to start is your finances. Understanding where you are from a financial standpoint will directly relate to the kind of home you can afford and should be looking for.

Review your credit reports. The first question you should be asking yourself is "What is my credit score?" If you notice any errors or red flags on your credit report, get those patched up. A bank or lender can also tell you your score.

Boost your score. Just a few consecutive months paying every bill on time and repaying as much debt as possible can improve your score. Requesting an increased credit limit - but not using up that credit - can also help.

Start with a pre-approval. Your best bet is saving the house hunt for after you talk to a mortgage lender about pre-approval. They can then provide you with a pre-approval letter that allows sellers to confirm you are financially stable enough for a purchase.

Don't put your purchase in jeopardy. Don't go shopping for new appliances and furniture the minute you sign the dotted line. Lenders typically check your credit one last time to make sure your situation has not changed. To avoid confusion, hold off until all is set in stone to buy the "extras."
